What Is Roof Flashing?
Roof flashing is thin sheet metal — typically aluminum, galvanized steel, or copper — installed at every joint, penetration, and intersection on your roof where water could enter. Think of it as the gasket system of your roof.
Your shingles or tiles handle water flowing straight down the roof surface. Flashing handles water everywhere else — where the roof meets a wall, where a pipe sticks through, where two roof planes meet in a valley, where a chimney breaks the surface.
Without flashing, every penetration and joint on your roof is an open invitation for water to reach the deck, insulation, and interior of your home.
Types of Roof Flashing and Where They're Located
Understanding flashing starts with knowing where it lives on your roof. Every home has multiple types, and each type has its own failure modes.
Chimney Flashing
Where a chimney passes through the roof, there's a gap between the chimney masonry and the roof surface. Chimney flashing seals this gap using a multi-piece system:
Base flashing (apron flashing): The lower piece that wraps around the bottom of the chimney and extends onto the roof surface Step flashing: Individual L-shaped metal pieces layered with each shingle course along the sides of the chimney Counter flashing: Embedded into the chimney mortar joints and bent down to overlap the base flashing Cricket flashing: A small peaked structure behind the chimney (on the uphill side) that diverts water around the chimney
Chimney flashing is the most complex flashing system on a residential roof and the most common source of major leaks.
Vent Pipe Flashing
Every plumbing vent pipe, exhaust vent, and plumbing stack that passes through the roof needs a seal. Pipe flashing — also called pipe boots or pipe collars — consists of a metal or rubber base that sits flat on the roof deck with a cylindrical collar that wraps around the pipe.
On asphalt shingle roofs, these are typically neoprene or rubber boots with a metal base. On tile roofs, they're metal collars with a lead or copper skirt that conforms to the tile profile.
Step flashing runs anywhere a roof plane meets a vertical wall — not just chimneys. This includes sidewalls, dormer walls, skylight curbs, and where a lower roof meets a higher wall.
Each piece of step flashing is a small L-shaped metal strip, typically 4×4 to 6×6 inches. One leg lies flat on the roof deck; the other extends up the vertical wall. Shingles overlap each piece as they're installed, creating a layered, stepped water barrier.
Proper step flashing installation means each piece is woven under the shingle above it and over the shingle below it, with each successive piece overlapping the one below like shingles themselves.
Where two roof planes meet and form a downward channel — a valley — metal flashing is installed to channel the concentrated water flow off the roof. Valleys carry more water per square inch than any other part of the roof because they collect runoff from both adjoining planes.
Valley flashing can be:
Open valley: Metal is visible as a channel between the two roof planes, with shingles trimmed back on each side Closed valley: Shingles from both planes extend over the valley metal, weaving or cutting in an alternating pattern Woven valley: Shingle courses from each plane alternate across the valley, weaving over each other
Florida's intense rain events make valley performance critical. A failed valley flashing during a thunderstorm can channel gallons of water directly into the attic per minute.
Drip Edge Flashing
Drip edge is an L-shaped or T-shaped metal strip installed along the entire perimeter of the roof — at the eaves and rakes. Its job is to direct water into the gutter and prevent wind-driven rain from blowing back up under the shingle edge.
While drip edge failures are less common than penetration flashing failures, improper installation (or omission entirely on older roofs) is a frequent contributor to fascia rot and edge-of-roof leaks.
How Flashing Fails: The Mechanics of the Most Common Roof Leak
Flashing doesn't fail randomly. Each failure type follows a predictable pattern, and understanding these patterns helps you spot problems before they cause interior damage.
Thermal Expansion and Contraction
Florida roofs cycle between intense heat and sudden cooling from rain — sometimes multiple times per day. Metal flashing expands and contracts with these temperature swings, and over years of cycles, the movement creates problems:
Nail pop: Nails securing flashing work loose, creating gaps Sealant failure: Caulk and roofing cement dry, crack, and separate from the metal Metal fatigue: Repeated flexing at bends and corners creates stress cracks
Galvanized steel flashing eventually corrodes, especially in Florida's humid, salt-laden coastal air. Once the zinc coating degrades, the underlying steel rusts through, creating holes that water passes through freely.
Aluminum flashing doesn't rust but can corrode when in direct contact with dissimilar metals (galvanic corrosion) or when exposed to certain treated lumber chemicals.
Improper Installation
This is the flashing failure category that drives us craziest, because it's 100% preventable and shockingly common:
Insufficient overlap: Flashing pieces that should overlap by 4+ inches are installed with 1 inch or less, allowing wind-driven rain to blow underneath Missing step flashing: In some cases, we find that step flashing was never installed along a sidewall — just caulk between the wall and the shingles. Caulk is not flashing. It will fail, typically within 2–4 years. Incorrect integration with underlayment: Flashing should be installed over the underlayment at the base and under the underlayment at the top. Reversed integration creates a water channel under the flashing instead of over it. Nails placed in the wrong location: Fasteners should be placed in the upper portion of flashing pieces, covered by the overlapping layer above. Exposed nail heads are leak points. Pipe boots installed at the wrong angle: If the pipe boot doesn't sit flat on the roof deck, water pools on the uphill side and eventually penetrates.
Material Degradation
Rubber and neoprene pipe boots have a service life of 7–12 years in Florida. The UV exposure cooks the rubber until it cracks, splits, and loses its seal around the pipe. We find cracked pipe boots on a daily basis — the homeowner had no idea because you need to be on the roof to see them.
Mortar-based chimney counter flashing cracks over time as the chimney and roof structure settle at different rates. Once the mortar cracks, water enters behind the counter flashing and flows directly into the chimney-roof junction.
Warning Signs of Flashing Failure
Unlike missing shingles, flashing problems are rarely visible from the ground. Here's what to watch for:
Interior water stains near roof penetrations: Water stains on ceilings or walls near a chimney, plumbing stack, or wall intersection are the #1 indicator of flashing failure. The stain location is often directly below the failed flashing.
Rust stains on the roof surface: If you can see your roof from a second-story window, look for orange or brown streaks originating from pipe boots, chimney edges, or valley lines. These are corrosion runoff from deteriorating flashing.
Visible cracked caulk around penetrations: If you can safely observe pipe boots or chimney base flashing and see cracked, dried, or missing caulk, the seal is compromised.
Missing or bent drip edge: From ground level, look at the edge of your roof where it meets the gutter. If the metal edge is missing, curled upward, or visibly bent, wind-driven rain is entering behind your shingles.
Daylight visible in the attic: On a sunny day, go into your attic and look up near any roof penetration. If you see daylight around a pipe, chimney, or wall junction, water can and will enter through the same gap.
Water stains on chimney interior: If you have a fireplace, check the interior chimney face for water stains on the drywall. Chimney flashing failures often show up as interior chimney staining before they appear on ceilings.
Proper Flashing Installation Standards
When Shield Roof Pro installs or replaces flashing, we follow these standards — which exceed what many contractors in our area do:
Chimney flashing: We use a multi-piece counter flashing system embedded a minimum of 1 inch into the mortar joint, sealed with high-grade polyurethane sealant (not standard caulk). Base flashing overlaps the shingles by at least 4 inches. A cricket is installed behind any chimney wider than 30 inches on the uphill side.
Vent pipe flashing: We use two-piece pipe boots with replaceable neoprene collars, installed so the base sits completely flat on the roof deck. The upper flange slides under the shingle course above, and the lower flange is covered by the shingle course below. No exposed fasteners.
Step flashing: Each piece is a minimum of 4×4 inches, with 2 inches of exposure per step. Every piece is woven under the shingle above and over the shingle below. We never rely on caulk as a substitute for step flashing.
Valley flashing: We install a continuous metal valley channel — no seams, no splices — with a minimum width of 18 inches. The valley center is marked with a chalk line, and shingles are trimmed back 3 inches from center on each side (open valley) or woven tightly (closed valley) to prevent water from being trapped.
Drip edge: Installed along all four roof edges, over the underlayment at the eaves and under the underlayment at the rakes, with a minimum 2-inch overlap at all seams.
Fasteners: We use corrosion-resistant roofing nails or screws — never standard galvanized nails — placed in the upper portion of flashing pieces where they'll be covered by overlapping material.
The Roofing Contractor Problem
Here's an uncomfortable truth: many roofers don't systematically inspect flashing during routine roof assessments.
They look at shingles. They check for obvious storm damage. They look at the general roof surface. But flashing requires close-up, hands-on inspection — often from inside the attic looking up, not just from the roof surface looking down.

Full flashing replacement is needed when: Multiple flashing points are failing simultaneously (indicates systemic installation or material issues) Chimney counter flashing mortar is extensively cracked (requires tuckpointing and new counter flashing) Valley flashing has corroded through or developed stress cracks (requires full valley metal replacement) The roof is being replaced (flashing should always be replaced with a new roof — never reuse old flashing)
If your roofer suggests a patch repair on flashing that's broadly corroded or improperly installed from the start, ask for a replacement quote instead. A $50 caulk job on a flashing system that needs $1,500 in replacements buys you months, not years.
